Commercial HVAC and Electrical Contractor in Boca Raton, FL

Boca Raton is the commercial center of south Palm Beach County, and the buildings are bigger than people expect. The office parks along Yamato Rd and Congress Ave, the big research campus on the north side, the hospital, the university, and the malls all carry serious mechanical and electrical systems. This is a market where chillers and building automation are normal, not exotic.

We do commercial HVAC, chillers and cooling towers, electrical, generators and transfer switches, and fire alarm. Florida HVAC license CAC1825204 and electrical license EC13006438, which also covers fire alarm. Our shop is in Sunrise, so Boca is a regular drive up Interstate 95, the Turnpike or the Sawgrass to the north.

Boca's commercial landscape

On the north side, the Boca Raton Innovation Campus, the former IBM site near Yamato Rd, is a very large office and research campus. Nearby, the Arvida Park of Commerce along Yamato Rd and Congress Ave holds a long list of corporate offices. These are central plant buildings: chillers, cooling towers, air handlers, VAV systems and full building automation. They need contractors who understand how the plant works as a system.

Downtown, Mizner Park and the surrounding blocks are mixed use, with restaurants, retail, offices and residential above. Town Center at Boca Raton on Glades Rd is one of the larger malls in the region, surrounded by restaurants and offices. Boca Raton Regional Hospital and the medical offices around it, plus Florida Atlantic University's main campus, add healthcare and institutional work.

Central plants deserve attention

A chiller plant that is ignored still runs, for a while. It just runs worse. Condenser tubes foul, approach temperatures creep up, and the energy bill climbs quietly. A cooling tower without good water treatment grows scale and biofilm, and that is both an efficiency issue and a health issue. ASHRAE Standard 188 lays out water management programs for building water systems including cooling towers, because of Legionella risk. We handle the mechanical side, coordinate with your water treatment vendor, and keep logs that show what we found.

Code and storm season in Palm Beach County

Boca Raton is in Palm Beach County, which is outside the High Velocity Hurricane Zone that covers Broward and Miami Dade. That does not mean wind is ignored. The Florida Building Code still sets high design wind speeds for coastal Palm Beach County, and rooftop equipment still has to be anchored to meet them. We permit the work through the City of Boca Raton or the county, depending on where the building sits.

Hurricane season is June through November. Office campuses and medical buildings in Boca often have large diesel generators. NFPA 110 calls for monthly exercise under load and, when the building load is light, an annual load bank test. Big standby generators on lightly loaded buildings are exactly the ones that build up unburned fuel and carbon. Load testing burns that off and proves the set can carry its rating.

Fire alarm in Boca Raton

Larger Boca buildings tend to have addressable systems with voice evacuation, smoke control interfaces and elevator recall. Under NFPA 72 and the Florida Fire Prevention Code, most of it is tested yearly. We test, repair and document.
