Commercial HVAC and Electrical for Doral Warehouses and Offices
Doral runs on logistics. The city sits right next to Miami International Airport, between the Palmetto Expressway and Florida's Turnpike, and a huge share of its commercial property is warehouse and distribution space. Freight comes off planes and trucks, goes into a Doral building, and goes back out. If the power or cooling in that building fails, the whole chain backs up.
Pacman HVAC Electric Fire handles commercial HVAC, chillers and cooling towers, electrical, generators and transfer switches, and fire alarm. We are licensed under Florida HVAC CAC1825204 and electrical EC13006438, which also covers fire alarm work.
What we see in Doral
The warehouse districts along NW 25th St, NW 36th St, NW 41st St and the streets between NW 79th Ave and NW 107th Ave are dense with distribution, import and export, and light industrial buildings. Many have an office section in front and tall warehouse bays behind. Some are refrigerated or have cold rooms for perishables like flowers, produce and pharmaceuticals that come through the airport.
Doral also has a growing office market and mixed use downtown, plus hotels, the big golf resort, and retail along NW 41st St and NW 107th Ave. Those buildings look more like the rest of South Florida: rooftop units, split systems and some chilled water.

Power is the whole game
In a Doral distribution building, electrical problems stop work immediately. Dock levelers, conveyors, battery chargers for forklifts, refrigeration, lighting in a 30 foot bay. We see a lot of buildings that have grown into their electrical service and then past it. Before you add a new cold room or a bank of chargers, have someone check the service capacity and the panel schedule. An infrared scan of the main gear is also worth doing every year. NFPA 70B, which became a full standard in its 2023 edition, puts electrical maintenance like thermography on a regular cycle. Hot connections show up on camera long before they fail.
Code and hurricanes
Doral is in Miami Dade County, which is part of the High Velocity Hurricane Zone under the Florida Building Code. Warehouses have large flat roofs with exhaust fans, rooftop units and sometimes condensing units for refrigeration. All of it has to be anchored for very high wind loads. We permit replacements and fix bad supports when we find them.
Hurricane season is June through November. For a cold storage operation, a long outage can mean losing the inventory. Standby generators with automatic transfer switches are standard for many Doral warehouses. NFPA 110 calls for monthly exercise under load and an annual load bank test for diesel units that do not run heavily enough. We do that testing and check fuel, batteries and the transfer switch while we are there.
Fire alarm in warehouses
Warehouses with high piled storage, multi tenant flex buildings and offices all have fire alarm systems that tie into sprinkler monitoring. The Florida Fire Prevention Code adopts NFPA 72 for inspection and testing, and most devices are tested annually. When a tenant reconfigures racking or adds a mezzanine, devices may need to move. We handle that and the annual inspection.
