Commercial HVAC and Electrical Contractor in Fort Lauderdale

Fort Lauderdale is hard on equipment. Salt air eats condenser coils and electrical enclosures. The humidity never really leaves. And a lot of the commercial building stock east of Interstate 95 has been renovated three or four times on top of original wiring and ductwork that nobody fully documented. We like working here, but we go in knowing that the first thing to check is what is actually behind the ceiling.

Pacman HVAC Electric Fire handles commercial HVAC, chillers and cooling towers, electrical, generators and transfer switches, and fire alarm systems. We hold Florida HVAC license CAC1825204 and electrical license EC13006438, which also covers fire alarm work.

Where we work in Fort Lauderdale

Downtown and along Las Olas Blvd you have office towers, condos with commercial ground floors, and restaurants packed into older buildings. Many of the towers run central chiller plants with cooling towers on the roof or on a podium level. Those plants need regular water treatment checks, tube cleaning and controls work, or the energy bill tells you about it first.

The beach is its own world. Hotels along A1A and the Galt Ocean Mile area face constant salt exposure. Coils corrode faster, fasteners rust, and electrical gear near the ocean needs enclosures and maintenance that account for it. We see packaged terminal units, split systems and full central plants out there, sometimes all on the same property.

Uptown and the Cypress Creek area, near Interstate 95 and Cypress Creek Road, is office park territory. Low and mid rise buildings, lots of rooftop units, and tenants who expect the building to be cold at 8 a.m. sharp.

Then there is the working side of the city. The marine industry along the New River and the State Road 84 corridor, the businesses tied to Port Everglades, and the warehouses and service buildings around Fort Lauderdale Hollywood International Airport. That is three phase power, shop equipment, large exhaust and cooling loads, and owners who cannot afford a long outage.

Services in Fort Lauderdale

We do commercial HVAC repair and replacement, chiller and cooling tower service, electrical service upgrades and tenant buildouts, generator installs and testing, and fire alarm installation and annual inspections. For restaurants and retail on Las Olas we often work at night or early so the space can stay open.

Salt, wind and code

Broward County is part of the High Velocity Hurricane Zone under the Florida Building Code. Rooftop condensers, packaged units and exhaust fans have to be anchored for the design wind speed, and in a coastal city like Fort Lauderdale those loads are serious. When we replace equipment we look at the curb, the anchors and the connections, and we pull the permit.

Corrosion is the other half of the story near the water. We recommend coated coils on oceanfront equipment and we check electrical disconnects and enclosures for rust during every maintenance visit. A corroded disconnect is a safety problem long before it becomes a cooling problem.

For fire alarm, Fort Lauderdale buildings are inspected under the Florida Fire Prevention Code, which adopts NFPA 72 for testing and maintenance. Hotels and high rises have bigger systems with voice evacuation, elevator recall and smoke control interfaces. All of that has to be tested and documented every year.

Hurricane season, June through November, is when generators prove their worth. A hotel or a condo association with an emergency generator needs it exercised monthly and load tested when the regular exercise does not reach enough load. NFPA 110 spells that out. We do the testing and keep the records.

Why property managers call us

We are in Sunrise, about twenty minutes west on Interstate 595 on a good day. We know the city, we know the inspectors expect clean paperwork, and we would rather tell you the truth about a tired chiller than sell you a replacement you do not need yet. Some of our customers have been with us for years. We have been doing commercial work in South Florida since 1999.

Fort Lauderdale FAQ

Do you work on oceanfront hotels?

Yes. We service HVAC, electrical, emergency power and fire alarm systems for hospitality properties, including buildings with heavy salt exposure.

Can you test our fire alarm system and send the report to the fire marshal?

We perform NFPA 72 inspections and testing and provide the documentation your property needs. Many Broward jurisdictions use an online reporting system, and we can walk you through what gets submitted.

Do you do work for marine businesses?

We do commercial electrical and HVAC for shops, offices and warehouses, including marine related businesses. We do not work on boats themselves.
