Commercial HVAC and Electrical Contractor in Miami, FL

3 min read

Miami is the most demanding market in South Florida for building systems. The towers are taller, the buildings are older on average, the code is strict, and the weather does not give anyone a break. A cooling failure in a Brickell office floor in August is an emergency for the tenant. A generator that will not start during a storm is worse.

Pacman HVAC Electric Fire does commercial HVAC, chillers and cooling towers, electrical, generators and transfer switches, and fire alarm. Florida HVAC license CAC1825204 and electrical license EC13006438, which also covers fire alarm work. We are based in Broward and serve Miami Dade as part of our regular territory.

The Miami building mix

Brickell and Downtown are high rise country. Office towers, hotels and mixed use buildings with central chiller plants, cooling towers, large air handlers and building automation. Many towers also have emergency generators, fire pumps and complex fire alarm systems with voice evacuation and smoke control.

The Health District, around the big hospital and university medical campuses northwest of Downtown, is the largest concentration of healthcare buildings in the region. Clinical, research and office buildings with strict ventilation, humidity and emergency power requirements.

Wynwood, Allapattah and Little River are former warehouse and industrial districts that keep getting converted into offices, galleries, breweries and restaurants. Converting an old warehouse means rethinking cooling, adding electrical service, and installing fire alarm systems that the original building never had.

Along the Miami River and near the airport, you still have working warehouses, marine businesses, food distribution and light industrial. Three phase power, refrigeration and ventilation.

Services in Miami

We handle chiller and cooling tower maintenance, commercial HVAC repair and replacement, electrical service upgrades, switchgear and panel work, tenant improvements, generators and transfer switches with NFPA 110 testing, and fire alarm installation, repair and NFPA 72 annual inspection.

High Velocity Hurricane Zone

Miami Dade and Broward are the two counties in the High Velocity Hurricane Zone under the Florida Building Code. That is the strictest wind design environment in the state. Rooftop equipment needs anchoring designed for those loads, and many products used on the building envelope need Miami Dade product approval. When we replace rooftop units, condensers or cooling tower components, we permit the work and anchor it properly. We do not reuse rusted curbs and call it done.

Older buildings and recertification

Miami Dade County has a building recertification program for older buildings, and it includes an electrical side as well as structural. An engineer or architect does the inspection and signs the report. When that report calls for electrical repairs, such as corroded panels, missing covers, overheated connections or inadequate grounding, we do the corrective work and pull the permits so the report can be closed out. If you have a building coming up on recertification, it is worth having the electrical system looked at early.

Generators and storms

Hurricane season runs June 1 to November 30. Office towers, hotels, hospitals, condos and senior living buildings across Miami depend on emergency generators. NFPA 110 calls for monthly exercise under load, an annual load bank test when the monthly runs are too light, and a longer test every 36 months for Level 1 systems. We test, maintain and repair generators and transfer switches, and we keep the records you need for inspections and insurance.

Fire alarm

Miami high rises, hospitals and hotels have some of the most complex fire alarm systems in the state. The Florida Fire Prevention Code adopts NFPA 72 for inspection, testing and maintenance, and most components are tested every year. We test the system, repair problems, and document everything.
