Commercial HVAC and Electrical Contractor in Miramar, FL

Miramar surprises people. They picture subdivisions, and there are plenty. But Miramar also has one of the largest business parks in South Florida and a run of corporate offices along Interstate 75 that house regional headquarters for some well known companies. When we talk about commercial work in southwest Broward, a lot of it is in Miramar.

Pacman HVAC Electric Fire does commercial HVAC, chillers and cooling towers, electrical, generators and transfer switches, and fire alarm. We hold Florida HVAC license CAC1825204 and electrical license EC13006438, which also covers fire alarm work.

Miramar Park of Commerce

The Miramar Park of Commerce fronts Florida's Turnpike, about a mile east of the Red Road interchange. It covers roughly 600 acres and more than five million square feet of office, service, laboratory, pharmacy, light manufacturing and distribution space. That variety is the point. On one street you might have a pharmacy distribution building that needs tight temperature control, a lab with dedicated exhaust, and a service company with a big warehouse and a small office.

For us, that means a lot of different equipment: rooftop units, split systems for labs and server rooms, makeup air, exhaust fans, and in the larger buildings, chilled water. On the electrical side it means three phase service, equipment hookups, and backup power for operations that cannot go dark.

The Interstate 75 corridor and Miramar Pkwy

West of the Turnpike, the corporate office buildings along Interstate 75 and Miramar Pkwy are mid rise Class A space with central plants or large packaged systems, building automation, and full addressable fire alarm. Miramar Town Center around City Hall adds mixed use, the cultural center and residential over retail. Memorial Hospital Miramar brings medical offices nearby. Along Miramar Pkwy, Pembroke Rd and Red Rd you also get strip retail, restaurants and service businesses.

Services in Miramar

We handle commercial HVAC repair, replacement and maintenance, chiller and cooling tower service, lab and server room cooling, electrical service work and upgrades, lighting, generators and transfer switches, and fire alarm installation, repair and annual inspection. For tenants moving into the business park, we can take the HVAC, electrical and fire alarm scopes of the buildout together.

Temperature sensitive space

Pharmacy, lab and some distribution tenants have product that has to stay in a temperature range. When the cooling fails, the problem is not discomfort. It is spoiled inventory and a compliance headache. For those tenants we recommend a few things: redundancy where it makes sense, alarms that call someone before the room drifts out of range, and a maintenance plan that catches failing compressors and fan motors before they quit. And backup power, because none of it works without electricity.

Code and hurricane readiness

Miramar is in Broward County and the High Velocity Hurricane Zone under the Florida Building Code. Rooftop equipment has to be anchored to resist very high wind loads. Large flat roofs on warehouses and offices make that especially important. We permit replacement work and correct weak curbs and supports.

Storm season puts the generators to work. NFPA 110 is the standard for emergency and standby power systems. It calls for monthly exercise under load and, for diesel sets that run lightly, an annual load bank test. We also look at the transfer switch, the fuel and the batteries. Most generator failures we see during storms trace back to one of those three.

Fire alarm work

Business park buildings, offices and medical buildings all have fire alarm systems inspected under NFPA 72 and the Florida Fire Prevention Code. When tenants reconfigure space, devices move, and the system has to be reprogrammed and retested. We do that work as well as the annual testing.
