Commercial HVAC and Electrical Contractor in Pembroke Pines

Pembroke Pines is one of the biggest cities in Broward, and a lot of its commercial property serves two groups: families and seniors. That shapes the work. Retail centers along Pines Blvd stay busy every day of the week. Medical offices around the hospitals run full schedules. And senior living buildings, from independent living to assisted living, need cooling and power that simply do not fail.

Pacman HVAC Electric Fire handles commercial HVAC, chillers and cooling towers, electrical, generators and transfer switches, and fire alarm. We are licensed under Florida HVAC CAC1825204 and electrical EC13006438, which also covers fire alarm work.

Commercial Pembroke Pines

Pines Blvd runs the length of the city and is lined with shopping centers, restaurants, banks, gyms and medical offices. Near Interstate 75 you have Pembroke Lakes Mall and The Shops at Pembroke Gardens, plus the office and hotel buildings around them. Most of these buildings are on rooftop units, and the centers that went up in the late 1980s and 1990s are now on their second or third round of equipment.

Healthcare is a large share of the city. Memorial Hospital West and Memorial Hospital Pembroke anchor clusters of physician offices, therapy clinics, labs and urgent care. These buildings need humidity control, quiet equipment, reliable emergency power and fire alarm systems that pass inspection without drama.

Senior living is the other big category. Pembroke Pines has a lot of it. For assisted living and nursing facilities, cooling and power are not comfort issues. They are resident safety issues, and the state regulates them that way.

What we do here

We handle commercial HVAC repair and maintenance, rooftop replacement, chilled water systems in larger buildings, electrical service and panel work, lighting, generator installation and testing, transfer switches, and fire alarm installation and annual inspections. We also work with general contractors on tenant buildouts along Pines Blvd and in the newer mixed use projects.

Emergency power for senior living

After Hurricane Irma in 2017, Florida adopted emergency power rules for nursing homes and assisted living facilities through the Agency for Health Care Administration. In broad terms, those facilities need an alternate power source and enough fuel to keep resident areas at a safe temperature, 81 degrees or below, for an extended period, generally 96 hours for most facilities. The details depend on the facility type and size, and the facility's emergency plan is reviewed by the county.

What that means for us: generators sized to carry cooling load, transfer switches that work, and testing that proves it. NFPA 110 covers the monthly exercise and annual load testing. We do the work and keep records that hold up when someone asks for them.

Code and climate

Pembroke Pines is inside the High Velocity Hurricane Zone defined in the Florida Building Code, like the rest of Broward. Rooftop units must be anchored for high wind loads, and replacement equipment gets permitted and inspected. The city also has a lot of low lying, open land toward the west, so we pay attention to where outdoor electrical equipment sits and how it would handle standing water after a big rain.

Fire alarm

Medical offices, senior living buildings, schools, churches and retail centers in Pembroke Pines all have fire alarm systems. Under NFPA 72, which Florida adopts through the Florida Fire Prevention Code, most components are tested annually. Senior living and healthcare buildings tend to have the more complex systems. We test, repair and document them.
