Commercial HVAC and Electrical Contractor in Plantation, FL

Plantation was one of the first suburbs west of Fort Lauderdale, and its commercial buildings show it. A lot of the office space along Broward Blvd and University Dr went up in the 1970s and 1980s. Some of it has been renovated beautifully. Some of it still has original electrical distribution hidden behind new drywall. We work on both kinds, and we can usually tell which one we are in within ten minutes of opening a panel.

Pacman HVAC Electric Fire does commercial HVAC, chillers and cooling towers, electrical, generators and transfer switches, and fire alarm. We are licensed for HVAC under CAC1825204 and for electrical under EC13006438, which also covers fire alarm work. Our shop is in Sunrise, about ten minutes away.

Plantation's commercial corridors

Broward Blvd is the spine. From the Westfield Broward mall area east toward the Fort Lauderdale line, you have the mall itself, Plantation Walk on the old Fashion Mall site, mid rise office buildings, banks and medical offices. Many of those offices run on chilled water or large rooftop units, and the older ones are due for controls and electrical upgrades.

University Dr and Peters Rd carry more office and medical buildings. Plantation has two hospitals, Plantation General Hospital and Westside Regional Medical Center, and like any hospital area, the surrounding streets fill up with physician offices, labs, imaging centers and surgery centers. Those tenants have zero patience for a dead AC unit and real requirements for emergency power.

On the west side, around Pine Island Rd, Cleary Blvd and the Sawgrass Expressway approach, you get corporate offices and flex buildings. The flex space is a mix of office in front and warehouse in back, which usually means a split between comfort cooling and big exhaust or spot cooling in the bays.

What we do in Plantation

We handle commercial HVAC repair and preventive maintenance, rooftop unit change outs, chiller and cooling tower service, electrical troubleshooting and upgrades, panel and switchgear replacement, lighting retrofits, generator installs and maintenance, and fire alarm installation and annual testing. For general contractors, we can bid the mechanical, electrical and fire alarm scopes on a buildout as one package.

Older buildings, newer loads

Here is the thing we see most in Plantation. Office tenants today bring server closets, more kitchen equipment, EV chargers in the parking lot and a lot more electronics than the original designers imagined. The service and panels were sized for something else. Before adding load, we do the math. Sometimes the answer is a new panel or a service upgrade. Sometimes the existing gear has room and the problem is just a bad connection. We would rather find that with an infrared camera than with a fire.

Any service change or major replacement goes through permitting under the Florida Building Code and the electrical code it adopts. Plantation is in Broward County, inside the High Velocity Hurricane Zone, so rooftop equipment replacements also have to meet the wind anchoring requirements. Those rules have tightened over the years. A unit swapped onto an old curb without new tie downs is not something we will leave behind.

Generators and storm prep

Medical offices, surgery centers and assisted living buildings in Plantation often have generators. Many were installed years ago and have not been load tested since. NFPA 110 requires monthly exercise under load, and when the building load is too light, an annual load bank test to make sure the engine can actually carry its rating. We do the testing, check the transfer switch, and leave you with records. Hurricane season is June through November, so spring is the right time to do it.

Fire alarm in Plantation

Fire alarm work here ranges from small panels in strip center tenants to addressable systems in multi story offices and hospitals. Under NFPA 72 and the Florida Fire Prevention Code, most devices get tested annually. We do the inspection, fix deficiencies, and handle device adds when tenants move.
